This Austin Founder Built An AI Property Manager For Independent Landlords

Turner Digital Consulting introduces RentOS, an AI property manager built for real estate investors who want to keep the management fee and still stay hands-off.

-- Ask a small landlord what they want from property management and the answer is usually simple: know what is happening at the property, get repairs handled at a fair price, keep good tenants, and not think about it the rest of the month. Most landlords with a handful of doors are choosing between doing all of that themselves or paying a percentage of rent to have someone else do it. Isaiah Turner thinks there is now a third option.

Who is Building It

Solo founder and builder Isaiah Turner built his career from college dropout to high finance. His path ran through risk management and asset protection, then mergers and acquisitions, venture capital, and operational consulting across multiple industries. Along the way he aided multimillion-dollar real estate syndications, worked under commercial operators, and sat across the table from founders, investors, and executives studying where businesses lost and gained value.

The pattern was consistent: the most common source of leaked value was operational, the tasks still handled manually that software could perform better for less. Rather than keep advising on the problem, Turner decided to build the tools that address it directly. Turner Digital Consulting is the result. RentOS is its flagship product, all developed in-house.

The Model, Not The Manager

Turner is careful to say the issue with traditional property management is not the people.

"A manager on a percentage earns more when your rent goes up and your building breaks," Turner said. "That is not a bad manager. That is the business model. RentOS replaces the model, not the person."

A percentage fee, he argues, simply points the incentives in a different direction than the owner's. "Misaligned incentives offer little reason to answer quickly, keep repair costs down, or fight to keep a good tenant in place. Turnover generates a leasing fee. Maintenance generates a markup." None of that is malice. It is what the fee structure rewards, and for larger or more complex portfolios a full-service manager may still be the right call.

For the independent landlord, though, the advertised management fee tends to grow once leasing, renewal, and maintenance markups are counted, and the information gap grows with it. Turner's point is that the money leak and the communication leak are the same leak, and both are technical problems software can solve.

What Mara Does Today

Mara is the property manager inside RentOS. Landlords talk to her the way they would talk to a manager, and tenants do too, at any hour.

The everyday work of a rental is mostly conversation and follow-through, and that is where Mara lives. A tenant asks about a late payment at 11 p.m. and gets a real answer, in writing, with a record. A lease is coming up for renewal and Mara is already handling it. A tenant needs to leave early, a unit is turning over, an owner wants to know how the portfolio is performing this quarter or what the market is doing in their zip code. Mara handles these the way a good manager would, and the owner sees all of it.

When something does need a vendor, Mara does not just forward a ticket. She calls vendors, gets competing quotes, negotiates the price, and shows the owner the real invoice with no markup. When a situation needs to escalate, she can call attorneys and help move the process forward. Rent runs on live Stripe payment rails, moving directly from tenant to landlord; the platform never holds the money.

How involved the owner wants to be is up to the owner. Set a dollar threshold and Mara handles everything under it and asks with a single tap for anything above. Or stay in the loop on every detail with a daily rundown of everything that happened. Either way, the owner has 24/7 visibility into their property, and the tenant has 24/7 access to someone who answers.

"We haven't programmed a doorknob yet," Turner joked. His goal is a level of autonomy where opening the door for a showing is the last thing a human has to do.

The Math

The property management industry has priced on a percentage of gross rent since before the internet existed. "That fee has never been challenged because the technology to challenge it did not exist," Turner said. "It exists now."

The capability is interesting; the savings are the point. Every dollar not spent on fees lands directly on net operating income, and NOI is what a property is valued on, so the savings compound. At a 5% cap rate, every dollar of monthly management fee eliminated adds roughly $240 of paper value to a portfolio, without raising rents, renovating, or buying another door. RentOS also generates a real-time NOI dashboard that landlords can take straight to a lender.

The product is aimed at the roughly 44 million rental units in the United States, a segment that has never had a tool like this at this price point. After the founding period, RentOS is priced at $99 per month.

The Founding Cohort

Rather than selling early, RentOS is recruiting landlords to try to break it. Founding cohort members get access to the platform free, on a rolling basis, with direct access to the founder and a say in what gets built next. There is no contract and no lock-in; anyone can leave at any time. In return, members are asked to run real units through it and report any place Mara falls short, could be improved, or any feature they would like to see first-hand.

"I'd rather have a hundred landlords trying to break it than ten thousand who never log in," Turner said. "Bring your portfolio. I'll take your feedback myself."
