-- Wildcat Management has closed on the purchase of a 7 Brew Coffee property in Livingston, Texas. The acquisition adds a stabilized, income-producing asset to the firm’s portfolio, extending its reach beyond its urban redevelopment work in Downtown Dallas and its Castle Ranch project in Mansfield.
The property is subject to a 15-year absolute triple-net ground lease and sits along U.S. Highway 190 near a new H-E-B and Walmart. The location is positioned in a corridor experiencing significant new investment. 7 Brew is one of the fastest-growing drive-thru coffee chains in the country, with locations expanding rapidly across the Southeast and Southwest.
The Alabama-Coushatta Tribe of Texas broke ground this summer on the Naskila Casino Resort near Livingston. The approximately 685,000-square-foot destination casino and hotel is expected to bring additional visitors and investment to the area in the years ahead. Angelina College also maintains a campus in Livingston, adding to the area’s long-term regional draw.
